Very often the Team is the only
real asset a Facilities Manager has at his disposal.
They should be nurtured and managed just as we do with children;
educating, training, developing and mentoring, but especially treated
with respect and dignity.
We believe in the old addage that we should treat staff as we would want
to be treated ourselves, especially as in most cases it follows that
those we step on to rise up the ladder have the lasting opportunity to
step on us as we slide down the snakes in the great game of life. |

| Team Meetings |
The Key to all meetings including those of your team, Regular,
agendad, minuted, action plan, review task status at the next meeting |
| Task Descriptions |
A basic description of each task you need a person to do and to
what standard you expect, this should lead to Service Levels and Key
Performance indicators you will need to write the job description |
| Job Descriptions |
This should as the title suggests describes the job in layman
terms so the unskilled understand where it is to be performed, who the
job holder will be responsible to and for, what is the main purpose, and
the duties and responsibilities covered in the role. It is wise to
include how the role will be monitored and assessed. This is then
covered more by the Task Descriptions, Key Performance Indicators and
Service Level Agreements |
| KPIs |
Key Performance Indicators are quantifiable measurements, agreed
to beforehand, that reflect the critical success factors of an
organisation. They should reflect the organisations mission and goals,
by reviewing them should give a good picture of how the organisation is
performing |
| Competencies |
Is a tool that an individual can use to demonstrate a high
standard of performance. Competencies are the combination of skills,
knowledge and experience demonstrated as a personal characteristic. They
can be either technical or personal. |
| SLAs |
Service Level Agreements are normally associated with suppliers
or contractors. it is what is expected by the client. |
| Agency Terms |
It is much better to know some agencies, a contact, their terms
and rates so that when you need to ask them for help to fill a post;
either temporarily or permanent it can be achieved smoothly and with
minimal effort |
| Vacancies |
The minute a vacancy occurs actions should be taken in the
following order
review if you need to fill the post, can you re-jig the manning to cover
the gap, then the Task Descriptions job description and KPI's should be
agreed. |
| Training |
Induction for new staff and refreshers for present staff |
| Team Members |
There is no I in TEAM, its a group effort and no individual can
win or loose |
| Staff Review |
Often only undertaken when job roles need filling or services
change, however a Staff Review should be undertaken each quarter. This
should allow you to see that those employed are doing what you need them
to to reach your objectives |
